Payment of Deposit

To confirm the booking you are kindly requested to pay a deposit of 30% of the amount.
Upon receipt of the deposit you will receive written confirmation of your booking.

You may consider the booking done only upon our confirmation of availability, if you do not receive confirmation within 24 hrs (working days) please contact us. The amount due as deposit and the proposal detail are sent trough e-mail.

The deposit corresponds to 30% of the Lease and must reach OASI Mare within and not later than 3 days after the date of communication of availability of the flat for the requested period.

General Conditions

In the following “General Rental Conditions” it is understood that:
•  “OASI mare” is the Landlord;
•  “Customer” is the person that makes the reservation and uses the property offered in Leasing by OASI Mare;
•  “Booking”  is the request on behalf of the Customer to rent a flat for a certain period;
•  “Contract proposal”  is the communication of the Landlord, following receipt of the Booking of availability of the flat, with detailed offer and the request to send the deposit;
•  “Confirmation letter”  is the communication on behalf of the Landlord of receipt of deposit and completion of the Lease;
•  “Lease” is the contract that is agreed between the Landlord and the Customer;
•  “General conditions” are the rules and conditions which the Lease is subject to.

The Lease is intended defined at the moment the Customer receives the confirmation letter from the Landlord, after the latter has received the deposit as per Art.3.
The Confirmation letter has to be presented by the Customer when the keys of the flat are being handed over. Enclosed to the Confirmation letter a form is enclosed containing the list of tenants which should be filled in, signed and sent it to the Landlord at the earliest.

The amount due as deposit and the detail of the proposal are included in the Contract Proposal. Deposit is equal to 30% of the rent of the Lease and has to reach the Landlord within and not later than 15 days from the date on which the availability of the flat for the requested period has been communicated. In any case the number of Contract Proposal, together with the name and surname of the Booking holder has to be indicated as object of the payment (and therefore in the correct spaces reserved for the object of the payment) with Number of Contract Proposal, and and surname of the Booking holder.
The Landlord reserves the right to refuse the deposit that will reach after 15 days from the date of confirmation of availability of the flat with consequent automatic cancellation of the Contract Proposal. The settlement of the rent has to be paid upon arrival at the moment of collection of the keys of the flat. Cash payment or cheques or cheques guaranteed by credit card is appreciated.

In case of giving-up the holiday you will not lose the deposit paid: for cancellations communicated at least 4 weeks before arrival you will receive a bonus for the total amount already paid, valid for a booking to be made the following year at one of our flats.

Arrival must take place in the agreed date, between 3 and 8 p.m. Upon arrival Identity documents of all persons occupying the flat must be handed over for registration. In case of delay the Customer has to inform the Landlord otherwise the flat will be kept at disposal until 10.00 a.m. of the following day, after that the Landlord will be free to rent it to third parties.
In case the Customer anticipates its departure with regard to the agreed date he will not have the right under no circumstances to request the refund of what paid.

It is forbidden to host more persons than the ones allowed by the number of beds indicated in the Contract Proposal by the Landlord and enclosed to the list of guests of the Confirmation letter. To this regard children are considered as adults.
The guests are obliged to comply with the house rules and to accurately observe the normal rules concerning the quiet especially in the afternoon and night, avoiding noises and rowdiness.
The guests oblige themselves to have the best care of the flat (walls, floors, etc.) of household appliances (tableware, fridge, stove,etc.) and furniture (beds, tables, etc.). The guest is kindly requested  to withdraw from the terrace the chairs and the table every time the flat remains unattended. Damaged or stolen objects will have to be indemnified by the guest.
Complaints concerning the condition of the flat and relevant accessories are accepted only within 24 hrs after arrival.
Small size animals (max. 8 kg.) are admitted and have to be indicated at the moment of Booking.
The use of personal stoves, hot plates or air condition are not allowed.
With reference to the behaviour rules of the stay, especially but not only the ones concerning the number of guests, to the care of the flat and to the bedrooms, to the observance of the quiet, the Landlord reserves the right to check the rooms, at his total discretion even in absence of the guest, in order to check the accurate compliance. In the event that during the inspection should come out serious failures to comply with, the Lease will automatically be terminated with immediate effect, for breach attributable to the guest and the Landlord may notify the immediate clearing of the flat, availing himself, where appropriate, of the Police, in addition to claiming the payment of the agreed amount that could result at the moment. Remains any right to claim the payment of any damages. To this regard the Landlord suggests the use of the flat only to family units, considering the type, context and location site.

All  flats  are handed over completely furnished and supplied with gas stove, fridge, set of kitchen utensils (pans, dishes, glasses, cutlery), hot and cold water, electricity at 220 V. Gas supply takes pace with gas cylinder, which will be replaced free of charge as follows: everyday from 8.45 a.m. to 12.45 p.m. and from 3.45 p.m. to 7.30 p.m. (except Sunday afternoon).
Every bed is equipped with a blanket, pillow, bathroom towels. The flats are furthermore furnished with table-cloth for the dining table. Mattress cover and pillow-covers cannot be used as bed-linen. Parking place is for normal size cars. No parking guaranteed for minibus, minivan and van.

The flat must be left free within 10.00 a.m. on the agreed day so as to enable the Landlord to check the state of the premises and the cleaning of the flat. The Landlord, upon request, may authorize departure during the evening/night, but in this case the same Landlord reserves the right to withhold the deposit paid by the Customer as mentioned in the next point, and to return it by mail after having done the necessary checks on the state of the premises.
The flat must be left clean and in order, free of waste, the fridge empty, the kitchenware washed and the cooking corner well cleaned, otherwise € 50,00 will be debited.

The Customer engages himself to leave the flat in perfect order. Any breakage or damage will be paid according to price-list. OASI mare, at her discretion, may request the Customer, at the moment of keys handover a deposit of € 100,00 as guarantee for the respect of all rules concerning behaviour and maintenance and a correct use of the flat. The deposit will the be given back after having checked the good state of the flat.

No responsibility may be  ascribed to the Landlord for any breakage, accidents, loss, thefts, delays and any inconvenient that may happen in the flat. In any case the Landlord is willing to lend his services in order to help to solve any problem, being understood that any proved request of compensation for damages have to be agreed directly on site. The Forum of Venice has the exclusive competence for any legal dispute.

The Landlord reserves the right to replace the flat with another with the same characteristics, in case of unforeseen events in the assignment of the flat booked. In this case any higher expenses are in charge of OASI mare. The request for a particular flat (number, floor, direction, sight, etc.) is taken into consideration by OASI mare, but  nevertheless does not give guarantee. The description of the setting of the furniture indicated in the catalogue may exceptionally undergo some variations. For information the personnel authorized by the Landlord may enter into the flat for possible repairs or maintenance even in the absence of the Customer.

At the moment of the booking the Customer expressily accepts all conditions herewith indicated.
